About the Role
The Maintenance Technician supports property maintenance, handling corrective, preventative, routine, emergency, and cosmetic tasks, and assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. • Attend the community daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform repairs, replacements, and routine upkeep for community areas and individual units. • Assist with scheduling and executing maintenance/repair turn events and make‑ready processes. • Clean and maintain exterior grounds, breezeways, common areas, and swimming pools, including accurate chemical logging. • Conduct daily inspections of grounds, buildings, and features to identify and correct hazardous conditions. • Execute preventative maintenance to extend property lifespan and reduce future repairs. • Follow Asset Living policies, safety standards, and OSHA guidelines while maintaining a well‑organized, stocked shop. • Support the hazard communications program and promote safe work practices. • Participate in unit inspections, inventory monitoring, and record‑keeping for service requests, EPA/OSHA compliance, and make‑ready status. • Provide general upkeep of office, common areas, and model units; report community rule violations. • Participate in on‑call emergency response and use resources economically. • Deliver excellent customer service, monitor request turnaround, and enforce community policies consistently.
