About the Role
This role is based at the Emerson at Montford Park community and supports the overall maintenance operations of the property. The technician assists with maintenance requests, performs preventative work, maintains amenity areas, prepares vacant units, keeps the maintenance shop organized, interacts with residents, updates service logs, monitors contractor performance, and helps the Maintenance Manager with budget responsibilities while following company policies. Customer service duties include wearing a clean uniform, maintaining a professional appearance, communicating with residents and prospects according to company standards, handling complaints promptly, delivering newsletters, and coordinating resident events. The position involves moving heavy appliances and equipment, servicing special facilities such as laundry machines, exercise equipment, grills, and security gates, and performing installations that require ladders and manual handling. • Perform maintenance requests, preventative maintenance, and amenity area upkeep • Respond to emergency maintenance calls after hours (weeknights, weekends, holidays) • Prepare vacant apartments for rent‑ready condition • Maintain a clean, organized maintenance shop with adequate parts inventory • Interact directly with residents and update service logs/databases • Monitor contractor performance and assist with budget responsibilities • Follow company policies and prioritize customer service • Conduct light cleaning duties when no housekeeper is present (models, clubhouses, leasing office, trash removal, grounds) • Maintain amenity areas such as pools, compactors, weight rooms, and parking decks • Wear a clean, neat uniform and maintain a professional appearance at all times • Communicate with residents/prospects per company standards; handle complaints calmly and resolve within 24 hours • Deliver newsletters and correspondence to residents • Set up, attend, and clean up after resident events as directed • Move heavy appliances (75–300 lb) using hand‑truck and ladders • Relocate commercial laundry machines (120–300 lb) for repair • Service special equipment (exercise equipment, gas grills, golf carts, car washes, security gates) • Install lighting or ceiling fans using step ladders

What You Bring
Candidates should have relevant maintenance experience, strong troubleshooting and problem‑solving abilities, and the physical capacity to handle a variety of tasks required in an apartment setting. • 1–3 years maintenance experience, preferably in apartments • Strong troubleshooting and problem‑solving skills • Basic budgeting or finance knowledge • Refrigeration certification (type 2/universal) or obtain within 90 days • Ability to use hand tools, bend, stoop, lift up to 50 lb, push/pull up to 300 lb, climb ladders up to 40 ft, and operate a hand‑truck • Service appliances, plumbing, HVAC, minor electrical, gate systems, and pool operations
