About the Role
The role supervises and leads a team responsible for mechanical maintenance, grounds keeping, interior and exterior upkeep, custodial services, housekeeping, and food court operations at a mixed‑use or multifamily residential property. • Supervise, hire, train, schedule, and evaluate mechanical, grounds, custodial, housekeeping, and food‑court staff, including performance appraisals and pay recommendations. • Oversee daily maintenance and repair operations to ensure timely, efficient service within budget constraints. • Diagnose complex maintenance issues and implement creative solutions, performing advanced repairs when needed. • Manage vendor relationships, write specifications, solicit and evaluate bids, negotiate contracts, and ensure vendor compliance and billing accuracy. • Respond to tenant and resident maintenance and housekeeping requests, maintaining high satisfaction levels. • Develop and enforce preventive‑maintenance schedules and repair timelines. • Prepare annual maintenance budget recommendations and manage day‑to‑day expenses to stay within budget.

What You Bring
The position requires a high school diploma with vocational training, though a bachelor’s degree in engineering is preferred, and 5‑7 years of experience in building or residential maintenance can substitute for education. Relevant certifications include a valid driver’s license, EPA/HVAC certification, and an Apartment Maintenance Technician certification. • Required: 5‑7 years of office building, shopping center, or multi‑unit residential maintenance experience; high school/vocational training; valid driver’s license; EPA/HVAC certification; Preferred: bachelor’s in engineering, Certified Apartment Maintenance Tech.
