About the Role

The Assistant Community Manager reports to the Community Manager and oversees daily operations and financial functions of a housing community. In addition to supervising staff, the role handles rent delinquency and collections to optimize cash flow, and assumes full responsibility for personnel, leasing, maintenance, financial, administrative, and risk‑management duties when the Community Manager is absent. The position requires on‑site presence, adherence to company policies, safety, and fair‑housing guidelines. • Post and reconcile payments, account receivables, and end‑of‑month closings. • Monitor bad debt, issue late notices, contact residents/guarantors, and manage evictions. • Track charges, utility bill‑backs, move‑out fees, and security‑deposit refunds. • Screen, hire, train, coach, and evaluate onsite staff; enforce company policies. • Lead leasing activities: show units, process applications, sign leases, and maintain reporting. • Implement marketing plans and resident retention programs such as events and newsletters. • Oversee maintenance requests, property inspections, and timely repairs. • Manage vendor bids, supplies, and resource utilization economically. • Ensure compliance with Fair Housing, OSHA, safety, and liability standards. • Perform physical tasks including lifting up to 25 lb, climbing ladders, and working in various environments.
