About the Role

In this role, the Assistant Property Manager will handle rental payments, bank deposits, Yardi entries, accounting records, move‑out verification, rent notices, bad‑debt collection, eviction assistance, leasing duties, office organization, compliance with housing regulations, reporting, work‑order coordination, vacant‑unit preparation, resident retention initiatives, inspections, safety compliance, and support for community events. • Collect and secure rental payments daily. • Scan and verify daily bank deposits. • Assist Community Director with rate approvals in Yieldstar. • Enter daily transactions and clear validations in Yardi. • Prepare accounting records, deposit accounting, and monthly close‑out reports. • Verify move‑out accuracy for integration with collection services. • Deliver late rent notices and contact residents with overdue balances. • Manage bad‑debt collection and support eviction processes. • Record activities for daily, weekly, and monthly checklists in Yardi, including Skip Watch data. • Respond to Apartment Ratings and aid in achieving high SatisFact scores. • Assist with leasing: show apartments and process e‑sign leases. • Maintain organized community office files and ensure compliance with Fair Housing, collection, eviction, towing, and pool enclosure regulations. • Generate timely and accurate reports. • Coordinate work orders to address resident service requests. • Inspect vacant units and prepare them for market‑ready status. • Promote resident retention through renewal programs. • Conduct periodic common‑area inspections, including balconies/patios, and report maintenance issues. • Help plan and prepare resident events. • Follow all company safety policies and utilize required safety equipment. • Provide coverage for Community Director duties as assigned. • Ensure courteous interaction with residents, prospects, and coworkers. • Maintain reliable transportation and emergency contact availability.

What You Bring

The position requires courteous interaction with residents, reliable transportation, an emergency contact method, flexibility for overtime, weekends, holidays, evenings, potential assignment to other Highmark communities, and occasional travel or overnight stays. Candidates should have a high‑school diploma or equivalent, strong mathematical and communication skills, proficiency in Microsoft Office and property‑management software (preferably Yardi), leadership and team‑building abilities, a valid driver’s license, with apartment management experience and tax‑credit experience considered a plus. • Be available for overtime, weekends, holidays, evenings, and possible travel or overnight stays. • Possess high‑school diploma or equivalent and strong mathematical skills. • Demonstrate excellent verbal and written communication. • Proficient in Microsoft Office, Outlook, internet, and property‑management software (preferably Yardi). • Exhibit leadership and team‑building capabilities. • Hold a valid driver’s license; apartment management or tax‑credit experience preferred.
