About the Role
The Maintenance Supervisor oversees all maintenance operations for a community, including service requests, preventative maintenance, staff and vendor coordination, safety compliance, and resident service. Working closely with the Community Manager, the supervisor ensures timely repairs, maintains inventory, enforces OSHA and EPA standards, and leads the maintenance team through training, coaching, and performance evaluation. The role also involves on‑call emergency response and participation in unit inspections and property upkeep. • Coordinate and schedule resident and management service requests and work orders daily. • Perform and supervise repairs and replacements for common areas and individual units. • Conduct daily inspections of grounds, buildings, and community features to identify and correct hazards. • Manage maintenance supplies inventory and adhere to budget guidelines set by the Community Manager. • Develop and maintain a preventative maintenance program to extend property lifespan and reduce future repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards. • Maintain hazard communication programs and promote safe work practices among staff. • Provide on‑call emergency response and participate in unit inspections as needed. • Supervise, train, schedule, and evaluate maintenance staff performance. • Deliver ongoing coaching, counseling, and training to ensure staff meet Asset Living benchmarks. • Ensure high‑quality customer service by monitoring service request turnaround and resident interactions. • Enforce community policies and project a favorable image of the property. • Meet physical demands including lifting 100+ lb objects, working in confined spaces, and being available for overtime, weekends, and night on‑call emergencies. • Maintain reliable transportation for emergency on‑call duties.

What You Bring
• Hold a High School Diploma or equivalent, EPA & CPO certification (HVAC preferred), and basic computer skills. • Possess knowledge of Fair Housing Laws and OSHA requirements.

Benefits
Compensation is an hourly rate of $30‑$48, supplemented by a comprehensive total rewards package that includes medical, dental, vision, life, accidental and disability insurance, 401(k) matching, performance bonuses, paid sick days and holidays.
