About the Role
The Assistant Community Manager reports to the Community Manager and is responsible for day-to-day operations, financial performance, staff supervision and risk management of an assigned housing community. In this role the incumbent ensures accurate financial record-keeping, oversees leasing activities, addresses resident concerns, maintains property appearance, and manages administrative functions to meet budgeted revenue and operational standards. • Post all resident payments and income accurately and timely. • Process and reconcile daily accounts receivable. • Monitor bad debt, issue late notices, contact residents/guarantors and prepare evictions. • Ensure property meets budgeted revenue, expenses and net operating income. • Post resident charges, utility bill-backs and perform month-end closing and reporting. • Audit resident files and record walk-through move-out charges and security‑deposit refunds. • Screen, hire, train, coach and develop onsite staff according to company standards. • Provide ongoing training, counseling and performance guidance to maintain policy compliance. • Promote teamwork and high-quality performance through effective leadership. • Apply effective leasing techniques to close deals, maintain accurate lease documentation and reporting. • Execute marketing strategies outlined in the annual plan. • Resolve resident complaints and requests to maintain satisfaction. • Develop and run resident-retention programs such as events, promotions and newsletters. • Show, lease and move-in prospective residents. • Deliver excellent customer service and monitor maintenance request response times. • Conduct regular property inspections to ensure timely repairs and appearance. • Supervise overall business functions related to operations. • Manage property resources, obtain vendor bids and control supply costs. • Work overtime, weekends or nights for emergencies and in various environmental conditions.

What You Bring
• High school diploma or equivalent; Bachelor’s degree preferred. • Two years of housing industry experience or equivalent combination of education and experience. • Proficient with onsite software and basic computer skills. • Knowledge of Fair Housing Laws and OSHA requirements. • Ability to stand, sit, walk, lift up to 25 lb, ascend ladders, use power tools and operate vehicles.
