About the Role
The Maintenance Technician at The Grayson is responsible for delivering quality move‑ins, ensuring resident satisfaction, and providing expedited, personalized service. This role supports residents by addressing service needs promptly and upholding a high standard of customer interaction. Key duties include preparing make‑ready apartments through painting, carpet repairs, cleaning, and general repairs, as well as maintaining grounds, pools, hot tubs, common areas, and dog park amenities. The technician must also respond to resident requests professionally, handle on‑call emergencies, and report any maintenance concerns to the supervisor. • Prepare make‑ready apartments (paint, carpet repair, cleaning, general repairs). • Respond promptly and professionally to resident service requests. • Perform plumbing, HVAC, basic electrical, carpentry, painting, and snow removal tasks. • Maintain grounds, pools, hot tubs, common areas, and dog park amenities. • Participate in on‑call rotation for after‑hour emergencies. • Report maintenance issues in vacant units and common areas to the supervisor. • Follow state, local, and federal fair housing laws and company safety procedures. • Attend required training and adhere to uniform and appearance standards. • Maintain reliable, punctual on‑site attendance and report any tardiness.

What You Bring
Candidates must hold a valid driver’s license, EPA 608 Type II certification, and possess basic knowledge of plumbing, HVAC, electrical, carpentry, painting, and snow removal. Required education is a high school diploma, GED, or technical trade training, with at least one year of related experience and strong problem‑solving and communication skills. • Hold a valid driver’s license and EPA 608 Type II certification. • Possess a high school diploma/GED or technical trade education and 1+ year related experience. • Ability to read manuals, compute measurements, write reports, and follow written or diagrammed instructions. • Physically able to lift/exert up to 100 lb and travel between properties up to 10% of the time.
