About the Role
The Maintenance Technician will handle daily maintenance tasks, respond promptly to service requests, and ensure all work orders are completed accurately and within the required time frames. Effective communication with the property manager and residents is essential to maintain satisfaction. • Assist with daily maintenance tasks, such as service requests and property make‑ready. • Respond to maintenance‑related issues in a timely manner. • Perform repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds as required by state guidelines. • Complete general carpentry duties including wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair. • Verify work order accuracy and ensure completion meets company standards and tenant satisfaction. • Handle maintenance requests quickly and efficiently, completing them within 24 hours and notifying the Property Manager and resident if delayed due to parts. • Communicate promptly with the property manager about all maintenance issues. • Use general office equipment such as telephone, computer, printer, and copier. • Defuse situations involving angry or difficult people. • Maintain confidentiality at all times. • Maintain a professional appearance.

What You Bring
• Possess a high school diploma or equivalent. • Have at least five years of experience in property management or a related field. • Demonstrate general knowledge of maintenance repair and service, including plumbing, electrical, appliance repair, HVAC, and general upkeep. • Experience with renovation, rehab, or minor construction projects. • Read, write, and understand English proficiently. • Provide excellent customer service and interpersonal skills. • Maintain strong organizational and time‑management abilities. • Ability to multitask effectively. • Perform basic mathematical functions. • Hold a valid driver’s license with a clean record.
