About the Role
The Maintenance Technician supports corrective, preventive, routine, emergency, and cosmetic maintenance, as well as the make‑ready process, under the supervision of the Maintenance Supervisor and Community Manager. This role ensures properties remain safe, functional, and welcoming for residents. • Attend the site daily and respond promptly to resident, management, and work‑order requests for common areas, buildings, and units. • Perform corrective, preventive, routine, emergency, and cosmetic repairs; maintain swimming pools and keep accurate chemical logs. • Conduct daily inspections of grounds, buildings, and community features to identify and correct hazards. • Assist with unit turn‑around (make‑ready) tasks, including scheduling, cleaning, and inventory management of supplies and equipment. • Maintain an organized, well‑stocked maintenance shop and adhere to safety, OSHA, and Asset Living policies. • Support the hazard communications program and promote safe work practices. • Accurately record service requests, EPA/OSHA compliance, preventative maintenance activities, and make‑ready status. • Provide excellent customer service, monitor response times, and enforce community policies consistently. • Participate in on‑call emergency coverage and report any violations of community rules.

What You Bring
• Require a High School diploma or equivalent, basic computer skills, and knowledge of Fair Housing Laws and OSHA requirements. • Physical ability to lift/move 100+ lbs, climb ladders, work in confined spaces, and handle overtime, weekend, and night on‑call shifts. • Must have reliable transportation to meet emergency on‑call requirements.
