About the Role
The Maintenance Technician assists in all property maintenance processes—including corrective, preventative, routine, emergency, and cosmetic tasks—and supports the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. Physical duties involve frequent movement, climbing ladders, lifting objects over 100 lb, working in confined spaces and various weather conditions, and being available for overtime, weekends, night hours, and on‑call emergencies. • Attend the property daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance tasks, including swimming pool upkeep and chemical logging. • Conduct inspections of grounds, buildings, and community features to identify and correct hazards and liability concerns. • Execute make‑ready and turn‑over activities, ensuring units and common areas are clean, repaired, and stocked. • Maintain the preventative maintenance program to extend property life and reduce future repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA and safety standards. • Assist the Maintenance Supervisor with inventory monitoring, hazard communication, and safety training. • Document service requests, EPA/OSHA compliance, preventative maintenance, and make‑ready status accurately. • Provide excellent customer service, monitor request turnaround, and uphold community policies. • Participate in on‑call emergency response and report any rule violations to management.

What You Bring
Required education includes a high school diploma or equivalent, basic computer skills for on‑site software, and knowledge of Fair Housing Laws and OSHA requirements. A reliable means of transportation is required to meet on‑call emergency responsibilities.

Benefits
