About the Role

The Maintenance Technician assists with corrective, preventative, routine, emergency and cosmetic maintenance, and supports the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. The role involves daily on‑site attendance and interaction with residents and management. • Attend daily on‑site and respond to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance, including swimming pool care and chemical logging. • Assist with unit turn (make‑ready) scheduling, execution, and documentation. • Conduct daily inspections of grounds, buildings, and community features to identify and correct hazards. • Maintain and organize the maintenance shop, inventory of equipment and supplies, and adhere to safety and OSHA guidelines. • Support the Maintenance Supervisor with hazard communication, safety practices, and inventory monitoring. • Keep accurate records of service requests, preventive maintenance, EPA/OSHA compliance, and make‑ready status. • Perform cleaning and upkeep of exterior areas, office, common areas, and model unit. • Provide excellent customer service, monitor request turnaround, and enforce community policies. • Participate in on‑call emergency response and report any violations of community rules. • Utilize property resources, equipment, and supplies economically.

What You Bring

Position currently supports an affordable housing community. Tax Credit/Affordable housing maintenance experience is preferred. A high school diploma or equivalent is required, along with basic computer skills and knowledge of Fair Housing laws and OSHA requirements. The technician must be able to perform all on‑site software functions. The position requires frequent climbing ladders, lifting objects over 100 lb, and working in various environments including confined spaces and outdoor weather conditions. On‑call availability for emergencies, including nights and weekends, is also required. Reliable transportation is required to meet on‑call emergency response needs. The employee must be able to operate motor vehicles and golf carts as needed.
