About the Role
The Community Manager reports to the Regional Manager and oversees all on‑site operations of an affordable housing community, including personnel, leasing, maintenance, financial, administrative, and risk‑management functions. This on‑site leader ensures compliance with Asset Living policies, safety standards, fair‑housing guidelines, and liability requirements while driving resident satisfaction and operational efficiency. • Supervise and develop on‑site staff through hiring, training, coaching, scheduling, and performance management. • Create and monitor annual operating budgets, rent collection, vendor invoice reconciliation, and cost‑control measures to maximize net operating income. • Design and implement yearly marketing and leasing strategies, handle lease signing, resident complaints, and retention programs. • Oversee administrative reporting, emergency response coordination, and timely maintenance of property appearance and repairs.

What You Bring
Candidates must have a high school diploma or equivalent, with a bachelor's degree or four years of housing industry experience preferred; at least two years of experience with affordable‑housing programs such as LIHTC or HUD Section 8 is required. Preferred certifications include Affordable Housing Accreditation (HCCP, HCP‑E, etc.) and CAM or ARM, along with basic computer skills and knowledge of Fair Housing and OSHA regulations. • Maintain at least 2 years of experience with affordable housing programs (LIHTC, HUD Section 8, USDA Rural Development, etc.). • Preferred certifications: Affordable Housing Accreditation (HCCP, HCP‑E, COS, BOS, TCS, CPO) and Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM). • Required knowledge of Fair Housing laws, OSHA standards, and basic computer/software functions. • Reliable transportation required for on‑call emergency responsibilities.
