About the Role
The Maintenance Technician supports the property’s maintenance program—including corrective, preventative, routine, emergency and cosmetic work—and assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. • Maintain regular on‑site attendance. • Respond promptly to resident and management work orders for common areas, buildings, and units. • Perform repairs and replacements in community common areas and units. • Assist with scheduling and execution of maintenance/repair turn events. • Clean exterior grounds, breezeways, and common areas daily. • Conduct swimming pool maintenance, cleaning, and maintain chemical logs. • Inspect grounds, buildings, and features daily to identify and correct hazards. • Maintain a preventative maintenance program to extend property life. • Follow Asset policies and safety/OSHA standards. • Keep the maintenance shop organized, stocked, and safe. • Support the hazard communications program and promote safe work practices. • Participate in unit inspections as requested. • Monitor inventory of equipment and supplies. • Record service requests, EPA/OSHA compliance, preventative maintenance, make‑ready status, and work progress accurately. • Maintain cleanliness of office, common areas, and model unit. • Report violations of community rules to the Supervisor or Manager. • Participate in on‑call emergency response. • Use property resources, equipment, and supplies economically. • Deliver excellent customer service and monitor request turnaround times. • Ensure consistent handling of resident matters. • Enforce community policies as delegated.

What You Bring
Candidates must hold a high school diploma or equivalent, possess basic computer skills for on‑site software, and have a working knowledge of Fair Housing laws and OSHA requirements. The role requires regular on‑site attendance, frequent climbing ladders, moving objects up to 100 lb, operating power tools and vehicles, and the ability to work overtime, weekends and on‑call emergencies in varied weather and indoor/outdoor environments.

Benefits
A reliable means of transportation is required for on‑call duties; compensation includes $24 per hour, a comprehensive benefits package (medical, dental, vision, life, disability, 401 K match), and potential commissions and performance bonuses, plus paid sick days and company holidays.
