About the Role
The Operating Engineer is responsible for the efficient operation and maintenance of mechanical, electrical, and plumbing equipment across assigned properties. Duties include maintaining a clean and safe environment, performing rounds and routine assessments, and carrying out preventive and corrective maintenance, painting, and housekeeping tasks. The engineer must comply with all applicable codes, regulations, and company policies, complete annual safety training, and adhere to the uniform dress code. Responsibilities also include responding promptly to emergencies, documenting activities, monitoring energy management, and performing fire and life‑safety inspections according to NFPA and local standards. • Perform all plumbing, electrical, and HVAC requirements for the building(s). • Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems. • Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, valves, thermostats, and diffusers to ensure building comfort. • Verify field conditions and execute necessary repairs or adjustments. • Monitor energy management systems. • Repair doors, ceilings, hand railings, floors, and conduct general property repairs and installations. • Repair plumbing fixtures such as water closets, urinals, flush valves, and lavatories. • Perform preventive maintenance per standards, including filter changes, coil cleaning, bearing lubrication, belt inspection, chemical treatment, cooling tower upkeep, and scheduled inspections. • Inspect engine rooms, fan rooms, cooling towers, motors, pumps, generators, fire and sump pumps; replace lamps, fixtures, signage, and ensure areas are clean and unobstructed. • Check emergency exit signs and lights, ensure clear access to exits, and conduct fire and life‑safety inspections per NFPA and local regulations. • Document and report activities to the supervisor. • Respond immediately to emergencies such as fire, evacuation, equipment failure, and customer concerns. • Comply with all applicable codes, regulations, governmental agency directives, and safe work practices. • Complete all required C&W safety training annually. • Adhere to C&W uniform dress code and maintain a neat appearance on and off property. • Regularly crouch and reach to install or move equipment by bending at the waist or knees. • Move between departments, floors, and properties to facilitate work.

The role operates in a professional office setting and requires regular travel between properties, often in varying weather conditions. Physical demands include the ability to lift at least 50 lb, stoop, climb, crouch, and reach while installing or moving equipment, and may involve shift work, on‑call duties, and extended periods without relief during emergencies. Applicants must have a High School Diploma or GED, with a graduate of an apprenticeship or trade school preferred, and at least five years of experience with mechanical, electrical, and plumbing systems in commercial settings. Required licenses may include journeyman or master electrician, refrigeration, boiler, or steam operator certifications, along with a valid driver’s license and basic computer skills. • Technical proficiency. • Multi‑tasking. • Sense of urgency. • Ability to stoop, stand, climb, and lift at least 50 lb safely, including rigging/lifting devices. • Speak clearly for effective communication. • Read and understand oral and written information. • Utilize vision to read printed material, drawings, and schematics.
