About the Role

The Maintenance Technician supports all maintenance processes—including corrective, preventative, routine, emergency, and cosmetic work—and assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. • Attend community site daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance and repairs. • Assist with scheduling and execution of turnover (make‑ready) events and unit inspections. • Conduct daily exterior clean‑up of grounds, breezeways, and common areas. • Maintain swimming pools, perform cleaning, and keep accurate chemical logs. • Inspect grounds and structures each day to identify and correct hazards or liability issues. • Execute the preventative maintenance program to extend property life and reduce future repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA and safety standards. • Support the hazard communications program and promote safe work practices. • Monitor inventory of equipment and supplies and report shortages. • Record service requests, EPA/OSHA compliance, preventative tasks, and make‑ready status accurately. • Perform general upkeep and cleaning of office, common areas, and model units. • Report violations of community rules to the supervisor or manager. • Participate in on‑call emergency response as needed. • Provide excellent customer service, ensuring timely response to resident requests. • Uphold community policies and present a favorable image to residents and the public. • Follow all Asset Living policies, Fair Housing Laws, and OSHA requirements. • Use property resources, equipment, and supplies efficiently. • Carry out additional tasks assigned by the Maintenance Supervisor or Community Manager.
