About the Role

Primary duties include daily grounds maintenance such as trash and pet waste removal, sweeping walkways, and keeping trash rooms functional. The technician also cleans pools, monitors chemical balances, maintains required logs, inspects and repairs irrigation systems, and supports the Maintenance and Housekeeping teams with vacant unit preparations. Additional tasks involve accompanying vendors, cleaning windows and common areas, performing minor building repairs, replacing light bulbs, manually watering plants, monitoring supplies, and ensuring the maintenance shop remains clean and organized. • Perform daily grounds maintenance, including trash and pet waste removal and sweeping walkways. • Maintain trash rooms, ensure chutes are operable, and unclog as needed. • Clean pools, monitor chemical balance, and keep required logs per city ordinances. • Inspect and repair irrigation systems when applicable. • Assist Maintenance and Housekeeping teams with vacant unit preparation and trash removal. • Accompany vendors to vacant or occupied units as required. • Clean windows, breezeways, amenities, model homes, and offices; perform minor building repairs and replace light bulbs. • Water plants manually and monitor supplies and equipment. • Keep the maintenance shop and custodial area clean, organized, and presentable. • Lift and carry up to 80 pounds, climb ladders and multiple flights of stairs, and use a dolly for loads up to 200 pounds. • Work outdoors in all weather conditions and remain on feet for an entire shift. • Complete tasks safely and efficiently in a fast‑paced environment. • Follow Weidner’s mission, vision, values, policies, and Fair Housing, local, state, and federal laws. • Maintain regular attendance, adhere to dress code/uniform, and present a professional appearance. • Maintain reliable personal transportation with a valid driver’s license, vehicle, and insurance.

The Community Grounds Technician position is located in Rockwell, TX (75032) and is a full‑time role within the Maintenance department for the Florence at the Harbor community. The technician is responsible for the daily upkeep and appearance of the property, creating a welcoming environment for residents and guests. Success in this role requires effective time management, attention to detail, trustworthiness, teamwork, and pride in work, as well as strong customer service when interacting with residents, associates, and vendors. The role demands physical capability to lift up to 80 pounds, carry loads, use a dolly for up to 200 pounds, climb ladders and stairs, and stand for an entire shift, while working outdoors in all weather conditions. Candidates must work safely and efficiently in a fast‑paced environment, communicate professionally across multiple channels, and be comfortable learning new software such as Microsoft Office, Yardi, and Paycom. Compliance with Weidner’s mission, policies, Fair Housing laws, regular attendance, dress code, and background‑check/drug‑testing requirements is required. Reliable personal transportation with a valid driver’s license and insurance is mandatory, as is the ability to work occasional overtime or be assigned to other Weidner properties.
