About the Role
The Lead Operating Engineer is responsible for the efficient operation and maintenance of mechanical, electrical, and plumbing (MEP) systems at the assigned facility. This role often serves as the sole on‑site engineer and may supervise maintenance staff depending on the building’s size and complexity. Daily duties include overseeing system performance, executing preventive maintenance, coordinating with external contractors, managing inventory, and responding promptly to emergencies. The engineer also ensures compliance with codes and company policies, prepares monthly operational reports, and completes required safety training. • Conduct daily operation and maintenance of mechanical, electrical, and plumbing systems. • Supervise and assign tasks to maintenance staff as needed. • Perform preventive maintenance such as filter changes, motor lubrication, lamp replacement, belt inspection, bearing replacement, and shaft alignment. • Recommend improvements to the preventive maintenance program. • Develop and maintain building-specific maintenance procedures. • Coordinate maintenance work with external contractors and technicians. • Manage stock and inventory control. • Respond immediately to emergencies and customer concerns. • Ensure compliance with codes, regulations, and company directives while practicing safe work habits. • Compile and submit monthly building operation reports to management. • Follow C&W uniform dress code and maintain a neat appearance on and off property. • Organize tasks and resources efficiently. • Apply technical proficiency to building systems. • Solve problems and perform analysis. • Maintain a universal certification for CFC/HFC refrigerants (EPA Section 608). • Crouching, reaching, and bending to install or move equipment. • Moving between departments, floors, and properties as required.

What You Bring
Candidates must have a high school diploma or GED, with a trade school or apprenticeship background preferred, and at least five years of experience operating MEP systems in commercial properties. Required licenses and certifications may include journeyman or master electrician, operator or steam engineer licenses, and an EPA Section 608 universal refrigerant certification, plus a valid driver’s license and basic computer skills. The position works in a professional office environment but frequently involves travel between properties and hands‑on physical tasks such as lifting 50 lb loads, climbing, stooping, and bending to install equipment. Clear verbal communication, strong reading comprehension, and the ability to interpret drawings and schematics are essential. • Complete required C&W safety training annually. • Communicate effectively both orally and in writing. • Hold appropriate trade license(s) (e.g., Journeyman, Master Electrician, Operator, Steam Engineer). • Possess a valid driver’s license with a good record. • Demonstrate basic computing skills in Outlook, Excel, and Word. • Experience with HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems. • Knowledge of energy management systems and techniques. • Possess thorough knowledge of building systems operation, maintenance, and repair. • Stooping, standing, climbing, and regularly lifting at least 50 lb and using rigging devices. • Speaking clearly for effective communication. • Reading and understanding oral and written information. • Using vision to read drawings, schematics, and printed material.
