About the Role
The Maintenance Technician supports the property’s maintenance program by handling corrective, preventative, routine, emergency and cosmetic tasks, and assists with the make‑ready process under the direction of the Maintenance Supervisor and Community Manager. • Perform routine, preventive, corrective, emergency, and cosmetic maintenance for community common areas, buildings, and units. • Respond promptly to resident and management work orders and service requests. • Assist with unit turn and make‑ready processes, including scheduling, repairs, and cleaning. • Maintain swimming pool standards and accurate chemical logs. • Conduct daily inspections of grounds, buildings, and amenities to identify and correct hazards. • Manage preventative maintenance program to extend asset life and reduce future repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA and safety policies. • Support the Maintenance Supervisor with inventory monitoring, hazard communication, and safety training. • Document service requests, EPA/OSHA compliance, preventative maintenance, and make‑ready status. • Provide excellent customer service, ensure consistent resident interactions, and enforce community policies. • Participate in on‑call emergency response and after‑hours duties as needed. • Maintain reliable transportation for emergency on‑call situations.

What You Bring
• Meet physical requirements, including lifting 100+ lb objects, climbing ladders, and working in confined spaces. • Hold a high school diploma or equivalent and basic computer skills; knowledge of Fair Housing and OSHA regulations.
