About the Role

The Land Development Manager will direct the division’s land development program, overseeing activities such as roadway construction, water and sewer installation, earthwork, landscaping, irrigation, vertical construction, and coordination with public utilities. This role ensures that new home sites are delivered on schedule, within budget, and to zero‑defect standards. The manager will work closely with Area Construction Managers and the Director of Construction to transition projects from entitlement through construction, final certification, and community turnover. They will also maintain relationships with jurisdictional entities, manage HOA functions, and oversee bond and guaranty requirements. • Manage land development program including roadway, utilities, earthwork, landscaping, and public utility coordination. • Deliver new projects on schedule using construction schedules, contracts, budgets, and permit compliance. • Collaborate with Area Construction Managers and Director of Construction to ready home sites. • Assist in developing entitlement budgets and value‑engineer project designs. • Maintain relationships with jurisdictional entities and secure land use rights. • Oversee projects from permit approval through construction, final certification, and community turnover. • Supervise field operations: erosion control, grading, utilities, paving, sidewalks, landscaping, amenities, and compliance documentation. • Manage HOA activities, quarterly meetings, budget analysis, and common‑area improvements. • Handle bond maintenance and guaranty retrieval for the division. • Ensure SWPPP compliance and regular budget reconciliation with Director of Development.

What You Bring

Candidates must have at least a high school diploma (a bachelor’s degree in construction management or engineering is preferred) and a minimum of five years’ experience in land development. Proficiency with word‑processing, spreadsheets, project scheduling and data‑management software is required, along with a valid driver’s license, good driving record, and auto insurance. The position requires regular on‑site presence, including the ability to work more than eight hours per day, lift equipment up to 50 lb, and occasionally operate construction machinery. Physical tasks may involve reading plans, climbing ladders, and performing erosion‑control and grading activities. • High School Diploma required; Bachelor’s in construction management or engineering preferred. • Minimum five years of land development experience. • Proficient with word‑processing, spreadsheets, project scheduling, and data‑management software. • Detail‑oriented problem solver capable of handling complex situations. • Valid driver’s license, good driving record, and auto insurance required. • Ability to work >8 hours/day on site, lift 50 lb, and operate construction equipment as needed.
