About the Role
The Maintenance Technician supports the property’s maintenance operations—including corrective, preventative, routine, emergency, and cosmetic tasks—and assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. • Respond to resident and management work orders for community common areas, buildings, and units promptly. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance tasks. • Conduct swimming pool maintenance, cleaning, and maintain accurate chemical logs. • Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions. • Maintain the preventative‑maintenance program to extend property life and reduce future repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards. • Assist the Maintenance Supervisor with hazard‑communication programs and promote safe work practices. • Support unit turnover by scheduling and completing make‑ready maintenance and repairs. • Provide excellent customer service, monitor service request turnaround, and ensure consistent resident interactions. • Participate in on‑call emergency response and after‑hours coverage as needed. • Accurately document service requests, EPA/OSHA compliance, preventive‑maintenance activities, and make‑ready status. • Follow Asset Living policies, Fair Housing laws, and safety regulations. • Monitor inventory of equipment and supplies, assisting the supervisor as requested. • Perform general upkeep and cleaning of office, common areas, and model unit.

What You Bring
• High School diploma or equivalent; basic computer skills; knowledge of Fair Housing and OSHA requirements. • Ability to handle physical demands, including lifting 100+ lb objects, working in confined spaces, and navigating ladders and uneven terrain. • Reliable transportation required for on‑call emergency duties.
