About the Role

The Maintenance Supervisor is responsible for all maintenance operations of a community, partnering with the Community Manager to handle service requests, preventative maintenance, safety compliance, vendor coordination, and emergency response. The role includes supervising staff, managing inventory, maintaining records, and ensuring the property remains safe and well‑maintained. • Coordinate and respond to resident and management work orders, ensuring timely repairs in common areas and units. • Conduct daily inspections of grounds, buildings, and community features to identify and correct safety hazards. • Manage maintenance supplies inventory while adhering to budget guidelines. • Implement and maintain a preventative maintenance program to extend property lifespan. • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards. • Maintain accurate records for service requests, EPA/OSHA compliance, preventative maintenance, and unit make‑ready status. • Supervise, train, schedule, and evaluate maintenance staff, providing coaching and ensuring performance standards. • Provide on‑call emergency support and oversee vendor activities, obtaining bids and ensuring quality work. • Deliver excellent customer service, monitor request turnaround times, and uphold community policies. • Ensure compliance with Fair Housing Laws, OSHA regulations, and hold EPA & CPO certifications (HVAC preferred). • Meet physical demands of moving, lifting 100+ lb items, working in confined spaces, and working overtime, weekends, and nights as needed.
