About the Role

The Leasing Manager oversees all leasing and marketing activities, works closely with the Community Manager to set occupancy goals, leads the leasing team, and ensures effective resident relations and retention. • Lead leasing and marketing strategy to achieve budgeted occupancy. • Ensure staff leasing techniques, lease documentation, and reporting are accurate and up‑to‑date. • Audit lease files for compliance with policies and procedures. • Address resident complaints and implement retention programs such as events and newsletters. • Show, lease, and move in prospective residents efficiently. • Develop and execute the annual marketing plan and budget, creating campaigns to generate traffic. • Monitor leasing and renewal progress, supporting areas needing additional assistance. • Plan and supervise leasing and renewal events approved by the Community Manager. • Maintain thorough knowledge of property, competition, and market conditions through weekly surveys. • Assist the Community Manager in hiring, training, coaching, and developing on‑site staff. • Promote staff compliance with company policies and foster harmonious performance. • Oversee customer service, service request turnaround, and maintenance responsiveness. • Conduct regular property inspections to ensure timely repairs and maintain appearance. • Manage operational resources, obtain vendor bids, and ensure cost‑effective procurement.

What You Bring

• Require a high school diploma (Bachelor’s preferred) and housing industry experience. • Must understand Fair Housing Laws, OSHA requirements, and basic on‑site software functions. • Physical duties include standing, climbing ladders, lifting up to 25 lb, and working in varied environments.
