About the Role
The Maintenance Technician assists the Maintenance Supervisor and Community Manager in performing all aspects of property upkeep, including corrective, preventative, routine, emergency, and cosmetic repairs. Duties include responding to resident and management work orders, executing make‑ready processes, maintaining the exterior grounds and swimming pool, conducting daily inspections for safety hazards, and keeping the maintenance shop organized while following OSHA and Asset Living policies. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance on community common areas, buildings, and units. • Respond promptly to resident and management work orders and service requests. • Manage make‑ready processes and coordinate unit turnover events. • Conduct daily exterior clean‑up, grounds upkeep, and swimming pool maintenance with accurate chemical logging. • Inspect properties daily to identify and correct hazardous conditions and maintain OSHA compliance. • Maintain an organized, stocked maintenance shop and support hazard communication and safety programs. • Keep detailed records of service requests, preventative maintenance, EPA/OSHA standards, and make‑ready status. • Provide excellent customer service, monitor response times, and enforce community policies. • Participate in on‑call emergency coverage and additional tasks as assigned by supervisors.
