About the Role

The Maintenance Technician supports the property’s maintenance program, handling corrective, preventive, routine, emergency and cosmetic tasks, and assists with make‑ready processes under the supervision of the Maintenance Supervisor and Community Manager. • Attend the site daily and respond promptly to resident and management work orders. • Perform repairs, replacements, and routine maintenance for common areas, buildings, and units. • Schedule and execute turn‑around maintenance events and make‑ready tasks. • Clean and maintain exterior grounds, breezeways, and all community common areas. • Conduct swimming‑pool upkeep, cleaning, and accurate chemical logging. • Inspect property daily to identify and correct hazardous conditions. • Execute the preventative‑maintenance program to extend asset life and reduce future repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards. • Support hazard‑communication programs and promote safe work practices. • Monitor inventory of equipment and supplies and record service activities accurately. • Assist with unit inspections, office upkeep, and model‑unit maintenance. • Report community rule violations to supervisors and participate in on‑call emergency response. • Deliver excellent customer service, monitor request turnaround, and maintain consistent resident interactions. • Uphold community policies and present a positive image to achieve property objectives.

What You Bring

Candidates must hold a high school diploma or equivalent, possess basic computer skills, and have knowledge of Fair Housing laws and OSHA requirements. Reliable transportation is required for on‑call emergencies. The position involves frequent climbing, lifting objects over 100 lb, working in confined spaces and outdoors in varying weather, and may require overtime, weekends, and night shifts for emergency response.
