About the Role

The Assistant Community Manager supports the Community Manager in overseeing daily operations and financial functions of a housing community, ensuring cash‑flow optimization, compliance with policies, safety, and fair‑housing guidelines. In the manager’s absence, the assistant leads personnel, leasing, maintenance, administration and risk‑management activities, acting as the on‑site leader for staff and residents. • Post and reconcile all resident payments, income, and account receivables accurately and timely. • Monitor bad debt, issue late notices, contact residents/guarantors, and prepare eviction filings. • Ensure budgeted revenues, expenses, and net operating income are met. • Post utility bill‑backs, move‑out charges, statements, and security‑deposit refunds. • Complete end‑of‑month closing procedures and maintain organized resident records. • Screen, hire, train, coach and develop on‑site staff following company directives. • Provide ongoing training, counseling and performance guidance to ensure compliance. • Promote staff harmony, quality performance and adherence to policies. • Apply effective leasing techniques to close deals, document leases and maintain reporting. • Execute marketing strategies per the annual plan and manage resident complaints. • Develop resident‑retention programs such as events, promotions and newsletters. • Show, lease and move in prospective residents efficiently. • Deliver excellent customer service and monitor maintenance request response times. • Conduct regular property inspections to ensure appearance and timely repairs. • Supervise business functions related to operations and manage resources economically, obtaining vendor bids and addressing service issues.

What You Bring

Candidates should have a high school diploma (or equivalent) with a bachelor’s degree preferred, or at least two years of housing‑industry experience, and be proficient with on‑site software and basic computer skills. Knowledge of Fair Housing Laws and OSHA requirements is required, and the role demands physical stamina for standing, walking, lifting up to 25 lb, and occasional ladder work, as well as flexibility for overtime, weekends and emergencies. • Possess at least two years of housing‑industry experience or equivalent education/training. • Demonstrate basic computer skills and ability to use on‑site software. • Understand Fair Housing Laws and OSHA regulations.
