The role of Associate at Cushman & Wakefield involves assisting in back-end analysis, client-related activities, and field work within real estate advisory. Key duties include determining appropriate valuation methods—cost, sales comparison, and income capitalization—and preparing detailed appraisal reports that describe property characteristics, disclose assumptions, and present supporting reasoning. The associate must keep knowledge current by monitoring market values, land-use restrictions, attending educational events, reading professional publications, and participating in industry networks. Additional contributions involve maintaining project databases, developing niche market expertise, mentoring trainees, supporting business development, and preparing feasibility, market research, and financial modeling reports. • Determine valuation approach (cost, sales comparison, income capitalization) and assess property attributes. • Prepare comprehensive appraisal reports with physical/economic characteristics, methodology, assumptions and conclusions. • Track current real‑estate values, land‑use restrictions and market trends; engage in continuous learning and professional networks. • Maintain databases of projects, developers and investors; set up libraries and specialize in niche markets. • Conduct research, feasibility studies, demand‑supply analysis, highest‑and‑best‑use assessments and financial modeling. • Write feasibility, market research and other analytical reports; create presentations and conduct site inspections. • Mentor trainees and contribute to client development initiatives.
