About the Role
The Maintenance Technician assists in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance, and supports the make‑ready process in line with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager. • Attend the community daily and respond promptly to resident and management work orders. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance on common areas, buildings, and units. • Execute make‑ready and turn‑over tasks, including scheduling and cleaning of units. • Maintain exterior grounds, breezeways, and common areas to ensure a tidy appearance. • Conduct swimming pool maintenance, cleaning, and accurate chemical logging. • Inspect properties daily to identify and remediate hazardous conditions. • Uphold the preventative maintenance program to extend asset life and reduce repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards. • Assist the Maintenance Supervisor with hazard communications and promote safe work practices. • Record service requests, EPA/OSHA compliance, preventative maintenance, and make‑ready status accurately. • Provide excellent customer service, monitoring request turnaround and resident interactions. • Enforce community policies and report violations to management. • Participate in on‑call emergency response as required. • Monitor inventory of equipment and supplies, notifying supervisor when needed. • Perform general upkeep of office, common areas, and model unit.

What You Bring
• High School Diploma or equivalent; basic computer skills for on‑site software. • Knowledge of Fair Housing Laws and OSHA requirements. • Able to lift and move objects over 100 lb, climb ladders, work in confined spaces, operate power tools and vehicles; available for overtime, weekends, and on‑call emergencies. • Reliable personal transportation for emergency on‑call duties.
