About the Role
The Maintenance Supervisor partners with the Community Manager to oversee maintenance staff, vendors, safety compliance, and resident service requests, ensuring the property remains safe, functional, and well‑maintained. • Attend the site daily and coordinate resident/management work orders. • Perform repairs and replacements in common areas and units; inspect grounds and buildings for hazards. • Manage maintenance inventory and order supplies within budget while keeping the shop organized and safe. • Implement a preventative maintenance program to extend property life and minimize future repairs. • Ensure compliance with OSHA, EPA, and hazard communication standards. • Supervise, train, schedule, and evaluate maintenance staff; provide coaching and performance feedback. • Monitor service request turnaround, deliver excellent customer service, and enforce community policies. • Participate in unit inspections, on‑call emergency response, and oversee make‑ready processes. • Maintain reliable transportation for emergency on‑call requirements.

What You Bring
• Require a High School diploma or equivalent, EPA & CPO certification (HVAC desired), basic computer skills, and knowledge of Fair Housing and OSHA. • Physically capable of lifting/moving objects over 100 lb, working in confined spaces, stairs, outdoors, and being on‑call nights/weekends.
