About the Role

The Mobile Operating Engineer position is a mobile role based in the Nashville metro area, responsible for efficient operation and maintenance of HVAC, mechanical, electrical, and plumbing equipment and systems for assigned properties. The role involves maintaining a clean and safe work environment, performing rounds and inspections, conducting routine assessments, preventive and corrective maintenance, painting, and light housekeeping for the properties. • Perform all plumbing, electrical, or HVAC inspections and repairs of the building(s). • Maintain heating and cooling equipment, including chillers, DX units, pumps, rooftop units, split systems, fan coil units, VAVs, and air distribution systems. • Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, diffusers, and related equipment to ensure comfortable building environments. • Verify field conditions and perform necessary repairs or adjustments. • Monitor Energy Management. • Repair doors, ceilings, hand railings, floors, and perform general carpentry and painting repairs, adjustments, and installations. • Perform repairs to plumbing fixtures such as water closets, urinals, flush valve assemblies, and lavatories. • Conduct preventive maintenance per C&W standards, manufacturer recommendations, and industry best practices, including filter changes, coil cleaning, condenser flushing, tube punching, fan and pump greasing, bearing lubrication, belt inspection, motor bearing replacement, pulley and shaft alignment, and annual inspections. • Inspect emergency electrical equipment, electric rooms, backup generators, sump pumps, and ejector pumps; replace lamps, light fixtures, signage, and ensure areas are clear of obstructions. • Check emergency exit signs and lights, ensure clear access to emergency stairs and exits, and perform fire and life safety inspections per NFPA, local jurisdiction, and company standards. • Document and report activities to supervisor. • Respond immediately to emergency situations (fire, evacuation, equipment failure) and customer concerns. • Comply with all applicable codes, regulations, governmental agency directives, and practice safe work habits. • Complete all required C&W Safety Training annually. • Comply with C&W Uniform Dress Code and maintain a neat appearance on the property. • May be sole maintenance staff on duty during certain shifts; may need to work extended periods without relief, shift work, or on‑call duties. • Movement between departments, floors, and properties to facilitate work.

The work environment includes a professional office setting with standard office equipment, and regular travel between properties in varying weather conditions. Physical demands include the ability to stoop, stand, climb, lift at least 50 lb, crouch, reach, and move equipment, as well as clear communication and reading of technical information. • Technical Proficiency. • Multi-Tasking. • Sense of Urgency. • High School Diploma or GED Equivalent. • Graduate of apprentice program or trade school preferred. • 5+ years of related work experience operating HVAC, plumbing, electrical, and mechanical systems in a commercial property setting. • Appropriate trade license/permit (e.g., Journeyman or Master Electrician, Refrigeration Certificate of Fitness, High Pressure Boiler License, High Pressure Steam Operator). • May require certification as a Universal Technician for CFCs depending on market licensure requirements. • Possess and maintain a valid driver’s license and good driving record with periodic checks. • Basic computing skills in Outlook, Excel, and Word. • Experience in operation, maintenance, and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, etc. • Knowledgeable in energy management systems, techniques, and operations. • Thorough knowledge of all building systems operations, maintenance, and repair. • Ability to stoop, stand, climb, and frequently lift a minimum of 50 lb of equipment and safely install rigging/lifting devices. • Ability to crouch and reach to install/move equipment by bending forward at the waist. • Ability to speak clearly so others can understand. • Ability to read and understand oral and written information. • Ability to utilize vision for reading printed material, drawings, and schematics.
