About the Role

The Maintenance Technician role floats between multiple properties, assisting with corrective, preventative, routine, emergency, and cosmetic maintenance while supporting the make‑ready process under the guidance of the Maintenance Supervisor and Community Manager. Key responsibilities include daily onsite attendance, responding to resident and management work orders, maintaining common areas and units, performing pool care and chemical logging, conducting daily inspections to mitigate hazards, executing preventive maintenance programs, keeping the shop organized and stocked, adhering to OSHA safety standards, and maintaining detailed service records. The technician also participates in on‑call emergency coverage and assists with inventory and hazard‑communication tasks. • Respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance tasks. • Conduct swimming pool maintenance, cleaning, and chemical logging. • Inspect grounds and property daily to identify and correct hazards. • Execute make‑ready and turnover activities according to operational objectives. • Maintain an organized, stocked maintenance shop adhering to OSHA safety standards. • Keep accurate records of service requests, preventive maintenance, EPA/OSHA compliance, and make‑ready status. • Support the Maintenance Supervisor with inventory monitoring and hazard communication programs. • Participate in on‑call emergency response and after‑hours coverage as needed. • Deliver excellent customer service and enforce community policies consistently.
