About the Role
Under the supervision of the Facilities Manager, the Assistant Facilities Manager supports the facilities organization at a specific location or campus. The role executes day‑to‑day policies, procedures, programs and workplace services to ensure buildings are well‑managed and maintained. Emphasis is placed on responsive tenant service, environmental health and safety, and alignment with client goals. • Ensure day‑to‑day operations of facilities, including janitorial, life‑safety, engineering, site services and general maintenance per C&W policies; review contracts, bid as needed and verify invoices. • Supervise interior and exterior maintenance programs to maintain property condition and appearance. • Respond promptly to occupants’ maintenance, repair and cleaning requests and oversee contract programs to resolve issues. • Compile and maintain site‑specific documentation and logs (e.g., property manuals, compliance logs, insurance certificates, as‑built drawings, reports). • Prepare budgets, financial reports, contracts, expenditures and purchase orders for the facility. • Assist in capital budgeting, contributing to a five‑year plan for maintenance, improvements and cost‑reduction initiatives. • Collect, analyze and report statistical data to assess facility management objectives. • Monitor tenant and vendor insurance compliance and coordinate claims as required. • Conduct proactive inspections of facilities, systems and common areas and report findings to the Facility Manager.

What You Bring
The position is based in a professional office setting, utilizing standard equipment such as computers, phones and photocopiers, with occasional travel between properties regardless of weather conditions. Physical demands include regular communication, computer work, moving about the workplace, and periods of standing or stationary work for 50‑75% of the time. • Maintain thorough knowledge of management contracts, vendor agreements and related requirements. • Communication proficiency – oral and written. • Technical proficiency. • Problem solving and analysis. • Minimum 3‑5 years relevant experience in commercial/industrial real‑estate facility management. • Associate’s degree in facilities management, building, business or related field required; bachelor’s preferred. • Certified Facility Manager (CFM) or similar industry certifications recommended. • Ability to read and understand construction specifications and blueprints. • Proficient in interpreting management agreements and contract language. • Skilled in Building Management Systems maintenance and monitoring. • Strong computer skills; proficient in Microsoft Office Suite (Word, Excel, PowerPoint). • Financial management skills including tracking, budgeting and forecasting; familiarity with Yardi a plus.
