Maintenance Director - Assisted Living

About the Role

The primary responsibility of the Maintenance Director is to assist the Executive Director (ED) in maintaining and operating the physical aspects of the Community. The Maintenance Director will organize, participate in, direct, and supervise the Community maintenance program in an efficient, cost‑effective manner, safely meeting residents’ needs in strict accordance with Company policies and procedures and in compliance with federal, state, and local requirements. • Recruit, train, manage, motivate, and evaluate maintenance staff per company policies. • Schedule maintenance personnel to ensure 24/7 coverage, including weekends and emergencies. • Monitor staff hours via time clock, review records bi‑weekly, and submit payroll and new‑hire paperwork. • Prepare the maintenance budget within guidelines and coordinate purchases and project needs with the ED. • Complete and review monthly maintenance task lists with the ED. • Coordinate the Community Safety Committee and conduct regular meetings. • Ensure compliance with ACHA regulations and life‑safety codes. • Inspect and maintain the building fire panel daily. • Check HVAC systems (cooling towers, pumps, rooftop units, exhaust fans, energy‑management computers) for faults daily. • Oversee contractor work to ensure timely completion and adherence to contract specifications.
