About the Role
The Operating Engineer is responsible for ensuring the efficient operation and maintenance of mechanical, electrical, and plumbing systems across assigned properties, maintaining a clean and safe work environment while performing routine assessments, preventive and corrective maintenance, painting, and housekeeping duties. The role operates in a professional office setting but frequently requires travel between properties in varying weather conditions, utilizing standard office equipment such as computers, phones, and photocopiers to document activities and communicate with supervisors. • Perform all plumbing, electrical, or HVAC requirements of the building(s) • Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems • Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, valves, thermostats, and diffusers • Verify field conditions and perform repairs or adjustments as needed • Repair doors, ceilings, hand railings, floors, and other general property elements • Repair plumbing fixtures such as water closets, urinals, flush valve assemblies, and lavatories • Perform preventive maintenance per C&W standards, manufacturer recommendations, and industry best practices • Inspect engine rooms, fan rooms, cooling towers, motors, pumps, generators, fire pumps, sump and ejector pumps; replace lamps and signage; ensure clean, obstruction‑free spaces • Check emergency exit signs and lights; conduct fire and life safety inspections per NFPA, local codes, and company standards • Document and report activities to supervisor • Respond immediately to emergencies and customer concerns • Comply with applicable codes, regulations, and company directives while practicing safe work habits • Adhere to C&W uniform dress code and maintain a neat appearance on and off property • May be sole maintenance staff on duty during certain shifts; may require extended work periods, overtime, shift work, or on‑call duties

What You Bring
Physical demands include frequent lifting of equipment up to 50 pounds, climbing, stooping, crouching, and moving between floors and departments, as well as the ability to read technical drawings, speak clearly, and maintain visual acuity for detailed tasks. • Complete required C&W safety training annually • Technical Proficiency • Multi‑Tasking • Sense of Urgency • High School Diploma or GED equivalent • Graduate of apprentice program or trade school preferred • 5+ years of experience operating mechanical, electrical, and plumbing systems in commercial properties • Appropriate trade license or permit (e.g., Journeyman or Master Electrician, Refrigeration Certificate of Fitness, High Pressure Boiler License, High Pressure Steam Operator) • May require Universal Technician certification for CFCs • Valid driver’s license with good driving record • Basic computing skills in Outlook, Excel, and Word • Experience with HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems • Knowledge of energy management systems and techniques • Thorough knowledge of building system operations, maintenance, and repair • Ability to stoop, stand, climb, and lift at least 50 lbs regularly • Regularly required to crouch and reach while installing or moving equipment • Frequent movement between departments, floors, and properties • Clear verbal communication skills • Ability to read and understand oral and written information • Vision required for reading printed material, drawings, and schematics

Compensation ranges from $22.88 to $26.92 per hour, supplemented by a comprehensive benefits package that may include health, vision, dental insurance, flexible spending accounts, retirement plans, life and disability insurance, and paid time off, with pay compliant with minimum wage requirements.
