About the Role
• Recruit, hire, train, coach, and develop on‑site staff in line with Asset’s training benchmarks. • Create and manage daily office and maintenance staff schedules and assignments. • Address performance issues, document actions, coordinate with supervisors and HR, and conduct terminations when necessary. • Increase net operating income through cost control, revenue enhancement, and leasing improvement strategies. • Develop annual operating budgets and forecasts; monitor timely rent collection and deposit reconciliation. • Review, code, and ensure timely payment of vendor invoices. • Prepare property close‑out reports and deliver accurate financial statements to ownership. • Design and execute yearly marketing and leasing plans to achieve occupancy targets. • Supervise the leasing process, including showings, lease signing, documentation, and reporting. • Resolve resident complaints and requests to maintain high satisfaction levels. • Implement resident retention programs such as events, promotions, and newsletters. • Ensure accurate and timely administrative and leasing reporting. • Lead emergency response teams, coordinating staff, residents, and contractors to minimize liability. • Oversee maintenance operations, monitor service request turnaround, and maintain property appearance through regular inspections. • Manage vendor selection, negotiate bids, and control supply and equipment costs efficiently. • Supervise construction, rehabilitation, and make‑ready activities to ensure quality and timely completion. • Provide reliable transportation for on‑call emergency duties.

What You Bring

Benefits
The Community Manager reports to the Regional Manager and is responsible for the full‑scope operation of a housing community, including personnel, leasing, maintenance, financial, administrative, and risk management functions while ensuring compliance with Asset policies, safety standards, and fair‑housing regulations. Compensation ranges from $68,000 to $75,000 annually and includes a comprehensive total‑rewards package of health benefits, 401(k) matching, paid time off, and performance bonuses. • Receive a total rewards package including medical, dental, vision, life, disability insurance, 401(k) matching, paid sick days, holidays, and performance bonuses.
