About the Role

• Attend on‑site daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance tasks. • Assist with scheduling and execution of maintenance/repair turn events and make‑ready processes. • Clean and maintain exterior grounds, breezeways, common areas, and swimming pools, including accurate chemical logs. • Inspect property daily to identify and correct hazardous conditions, maintaining safety and OSHA compliance. • Maintain organized, stocked maintenance shop and support hazard communications and safe work practices. • Track service requests, preventive maintenance, EPA/OSHA standards, and make‑ready status with accurate records. • Provide excellent customer service, monitor request turnaround, and enforce community policies consistently. • Participate in on‑call emergency response and report violations to supervisor or community manager. • Monitor inventory of equipment and supplies and assist with ordering as needed. • Lift, move, and position objects up to 100+ lbs.; climb ladders, stairs, and work in confined spaces; operate machinery, power tools, vehicles, and golf carts; work overtime, weekends, and night hours for on‑call emergencies. • Maintain reliable transportation for emergency on‑call duties.
