About the Role
This role plays a critical part in ensuring the successful execution of capital improvement projects and maintaining high operational standards across multiple properties undergoing renovation. It works collaboratively, supporting the assigned Regional Facilities Manager (RFM) with managing all facilities‑related activities, budgets, and emergency coverage. The position helps ensure that the physical contractual aspects of capital projects meet company standards and applicable laws. It is key to driving efficiency, compliance, and property enhancements while fostering teamwork and continuous improvement. In Capital Project Support and Management, the employee assists in outlining, developing, and managing multiple facilities projects as directed by senior facilities leadership. They follow projects from initiation to completion, providing support to the assigned RFM and taking on additional roles independently as needed. Collaboration with the RFM and Regional Manager defines project timelines and expectations for site teams and vendors before work begins. Vendor and Project Coordination involves managing vendor timelines and deliverables, ensuring internal stakeholders are aware of any changes, issues, or concerns. The employee works with the RFM and Regional Managers to oversee and report to site team members, supporting capital projects to maintain curb appeal per Morgan Properties policies and procedures. Emergency Response and Risk Management requires the employee to be immediately available to assist with any property emergency during and after normal work hours related to capital projects. They respond promptly to emergencies such as fires, flooding, or severe weather as directed by the Facilities AVP, SVP, or RFM. • Assist in outlining, developing, and managing multiple facilities projects. • Track project timelines, expectations, and deliverables with site teams and vendors. • Oversee capital projects on assigned properties, acting independently as directed. • Coordinate vendor schedules and ensure stakeholders are informed of changes. • Maintain curb‑appeal standards according to Morgan Properties policies. • Provide immediate emergency response for fires, flooding, severe weather, and other incidents. • Travel between multiple properties, sometimes on short notice, to inspect sites. • Manage multiple projects simultaneously while maintaining attention to detail.

What You Bring
Qualifications include a minimum of two years of experience in project management, preferably within facilities, construction, or capital improvements, with multi‑family property experience considered a plus. Strong technical proficiency in HVAC, construction, and maintenance operations is required, along with excellent problem‑solving, organizational, and communication skills. Certifications such as HVAC/EPA and CPO are advantageous. Proficiency in Microsoft Word, Excel, and regular use of computers and smartphones for project tracking and communication is expected. Physical demands include the ability to travel between multiple properties on short notice, frequent standing, walking, bending, kneeling, and climbing stairs or ladders to inspect sites, and lifting up to 50 pounds. The work environment is primarily office‑based with regular site visits, exposure to various weather conditions, and may require personal protective equipment in construction zones. The schedule is Monday‑Friday with the expectation to respond to emergencies outside regular hours, including nights, weekends, and holidays. • Minimum two years’ experience in project management, preferably in facilities or construction. • Strong technical knowledge of HVAC, construction, and maintenance operations. • Proficiency with Microsoft Word, Excel, and project‑tracking technology.
