About the Role
The Maintenance Technician supports property maintenance—including corrective, preventative, routine, emergency and cosmetic work—and oversees make‑ready processes under the supervision of the Maintenance Supervisor and Community Manager. • Attend the property daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform and document corrective, preventative, routine, emergency, and cosmetic repairs, including swimming pool maintenance and chemical logging. • Assist with unit turn‑around (make‑ready) tasks, scheduling, and execution of maintenance/repair events. • Maintain the exterior grounds, breezeways, and common areas, ensuring cleanliness and safety. • Conduct daily inspections of grounds and structures to identify and correct hazardous conditions. • Keep the maintenance shop organized, stocked, and compliant with safety and OSHA standards. • Support the hazard communications program and promote safe work practices. • Track service requests, preventative maintenance, EPA/OSHA compliance, and make‑ready status accurately. • Provide excellent customer service, monitor request turnaround, and uphold community policies. • Participate in on‑call emergency response and report rule violations to supervisors.

What You Bring
Applicants need a high school diploma or equivalent, basic computer skills, and knowledge of Fair Housing and OSHA regulations. The role requires frequent climbing, lifting objects over 100 lb, working in confined spaces, handling outdoor weather, and being on‑call for emergencies; reliable transportation is required.
