About the Role
The Maintenance Supervisor is responsible for all maintenance operations at a community, partnering with the Community Manager to oversee staff, vendors, service requests, preventative maintenance, safety compliance, and resident satisfaction. • Coordinate, schedule, and respond to resident and management service requests and work orders. • Inspect grounds, buildings, and common areas daily to identify and correct hazardous conditions. • Manage maintenance supplies inventory and adhere to budget guidelines set by the Community Manager. • Implement and maintain a preventative maintenance program to extend property life and reduce repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards. • Lead and train maintenance staff, oversee daily work progress, and provide performance feedback. • Ensure staff compliance with Asset Living training benchmarks through coaching and counseling. • Deliver excellent customer service by monitoring request turnaround times and maintaining resident relations. • Participate in on‑call emergency response and assist with unit inspections and make‑ready activities. • Uphold EPA, OSHA, and Fair Housing regulations in all maintenance operations.

What You Bring
The role requires a high‑school level education, relevant maintenance certifications, basic computer proficiency, and familiarity with Fair Housing and OSHA regulations. Employees must be able to perform physically demanding tasks such as lifting 100 lb objects, working in confined spaces, and responding to on‑call emergencies, and they need reliable transportation for emergency response. • High School diploma or equivalent; EPA and CPO certifications required, HVAC knowledge preferred. • Proficient with on‑site software and basic computer applications. • Knowledge of Fair Housing Laws and OSHA requirements. • Ability to lift and move objects weighing 100 lb or more, work in tight or confined spaces, and navigate stairs, ladders, and uneven terrain. • Availability for overtime, weekends, and night‑on‑call emergencies. • Reliable transportation for emergency calls.
