About the Role
The Maintenance Technician assists with all maintenance processes on the property, including corrective, preventative, routine, emergency, and cosmetic work, under the supervision of the Maintenance Supervisor and Community Manager. Responsibilities also include the make‑ready process, ensuring units are prepared for new residents in line with operational objectives. • Respond promptly to resident and management requests and work orders for common areas, buildings, and units. • Perform repairs and replacements needed for community common areas and individual units. • Assist in scheduling and executing maintenance/repair turn events. • Conduct daily cleaning of exterior areas, including grounds, breezeways, and common spaces. • Perform swimming pool maintenance, cleaning, and maintain accurate chemical logs. • Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions. • Maintain a preventative maintenance program to extend property life and reduce future repairs. • Follow Asset key policies and adhere to safety standards and OSHA guidelines. • Keep the maintenance shop organized, well‑stocked, and compliant with safety regulations. • Support the Maintenance Supervisor with hazard communications and promote safe work practices. • Participate in unit inspections as requested. • Monitor inventory of equipment and supplies as needed. • Maintain accurate records of service requests, EPA/OSHA compliance, preventative maintenance, make‑ready status, and work progress. • Assist with upkeep, maintenance, and cleaning of office, common areas, and model unit. • Report violations of community rules to the Maintenance Supervisor or Community Manager. • Participate in on‑call emergency response for the community. • Use property resources, equipment, and supplies economically. • Perform additional tasks assigned by the Maintenance Supervisor and Community Manager. • Provide excellent customer service and monitor service request turnaround times. • Ensure consistent interaction with residents and enforce delegated community policies.

What You Bring
Position currently supports an affordable housing community. Tax Credit/Affordable housing maintenance experience is preferred. Applicants must have a High School Diploma or equivalent, basic computer skills for on‑site software, and a basic understanding of Fair Housing Laws and OSHA requirements. The role requires regular movement across the site, frequent climbing of ladders or stairs, lifting objects over 100 lb, and the ability to work in various weather conditions and confined spaces. On‑call availability for evenings, weekends, and emergencies is also required. • High School Diploma or equivalent required. • Basic computer skills and ability to use on‑site software functions. • Basic knowledge of Fair Housing Laws and OSHA requirements. • Reliable transportation required for on‑call emergencies.
