About the Role
The Maintenance Supervisor leads all maintenance operations for a community, working alongside the Community Manager to oversee staff, vendors, safety compliance and resident service requests. • Attend the site daily and coordinate resident and management work orders. • Perform repairs and replacements in common areas and units; inspect property for hazards. • Manage maintenance‑supplies inventory within budget constraints. • Implement a preventative‑maintenance program to extend asset life. • Maintain a safe, organized maintenance shop in compliance with OSHA standards. • Maintain hazard‑communication programs and promote safe work practices. • Record service requests, EPA/OSHA compliance data, and unit make‑ready status. • Assist with office, common‑area and model‑unit upkeep; participate in on‑call emergencies. • Obtain vendor bids, oversee resource allocation and ensure quality of construction and rehabilitation work. • Supervise, train and schedule maintenance staff; monitor daily progress and provide guidance. • Contribute to employee performance evaluations and deliver ongoing coaching and counseling. • Foster teamwork and high‑quality job performance through effective leadership. • Ensure excellent customer service and timely response to service requests. • Project a positive community image and apply consistent resident policies. • Enforce delegated community policies and procedures.

What You Bring
• Require high‑school diploma or equivalent; EPA and CPO certifications mandatory, HVAC preferred. • Basic computer proficiency and knowledge of Fair Housing and OSHA regulations required. • Ability to lift and move 100+ lb objects, work in confined spaces, climb ladders, and operate power tools and vehicles. • Availability for overtime, weekends and on‑call emergencies; reliable personal transportation needed.
