About the Role
The Property Manager is responsible for managing one or multiple properties on behalf of a client, ensuring all obligations under the property management agreement are met. Key responsibilities include lease administration, monitoring collections and default proceedings, maintaining compliance with policies, codes, regulations and governmental directives, and providing leadership to property staff through hiring and performance management. The manager develops comprehensive inspection processes, creates and oversees operating and capital budgets, tracks variances, manages CAM reconciliations, and handles vendor contract bidding and negotiations. Additional duties involve abstracting lease data, coordinating with owners and accounting teams for contract compliance, overseeing tenant and building construction projects, participating in leasing meetings, and fostering positive relationships with tenants and internal stakeholders. • Administer leases and monitor collections, coordinating default proceedings. • Ensure compliance with property management policies, codes, regulations, and agency directives. • Lead property staff through hiring, performance management, and team development. • Conduct comprehensive inspections (weekly, monthly, quarterly, annual) per best practices. • Develop and manage operating and capital budgets, track variances, and oversee CAM reconciliations. • Bid, negotiate, and manage vendor contracts in line with company and client requirements. • Accurately abstract lease data using lease administration software. • Coordinate with owners, accounting, and third‑party partners to ensure contract compliance and timely reporting. • Oversee tenant and building construction projects to ensure timely, accurate completion. • Facilitate communication between leasing and property management teams to achieve client objectives. • Build and maintain positive relationships with tenants, internal and external clients.

What You Bring
Essential competencies for this role are strong communication (oral and written), problem solving and analytical abilities, leadership, teamwork orientation, time management, customer focus, and financial acumen. A bachelor's degree in Business Administration or a related field is preferred, with at least three years of real estate property management experience. Desired qualifications include CPM, RPA, or CSM designation (or in process), a real estate license, deep knowledge of finance and building operations, experience analyzing and negotiating commercial leases, and advanced proficiency with Microsoft Office. The position operates in a professional office environment using standard equipment and requires regular travel between properties, often in varying weather conditions. Physical demands include extended standing and walking, climbing stairs or ladders, and the ability to remain stationary for the majority of the workday.

Benefits
Compensation ranges from $93,500 to $110,000, complemented by a comprehensive benefits package that includes health, vision, dental, flexible spending and health savings accounts, retirement plans, life and disability insurance, and paid/unpaid time off. Pay is competitive and varies based on location, experience, collective bargaining status, and other eligibility factors, with a guarantee of at least minimum wage.
