About the Role

The Community Manager reports to the Regional Manager and is accountable for the full‑service operation of a housing community, including personnel, leasing, maintenance, financial performance, administration, and risk management. This on‑site leader ensures compliance with Asset Living policies, safety standards, and fair‑housing regulations while driving resident satisfaction and profitability. • Attend on‑site daily and supervise staff in accordance with Asset policies and fair‑housing guidelines. • Screen, hire, train, coach, and develop on‑site personnel; create and manage weekly/daily schedules. • Address performance issues, document actions, and coordinate terminations with HR as needed. • Drive net operating income by controlling costs, boosting revenue, and improving leasing performance. • Develop annual operating budgets and financial forecasts for the community. • Oversee rent collection, deposit reconciliation, and timely processing of vendor invoices. • Create and execute an annual marketing plan; ensure accurate lease documentation and reporting. • Resolve resident complaints, implement retention programs, and organize community events. • Conduct property tours, show units, and manage move‑ins for prospective residents. • Prepare and submit accurate administrative and leasing reports on schedule. • Lead the emergency response team and manage property emergencies per company guidelines. • Ensure high‑quality customer service and monitor maintenance request response times. • Perform regular property inspections, maintain appearance, and coordinate timely repairs. • Manage vendor relationships, obtain competitive bids, and supervise construction or rehabilitation projects. • Maintain compliance with Fair Housing, OSHA, and Asset Living software systems. • Work overtime, weekends, and nights as required for emergencies.

What You Bring

Candidates should hold a high school diploma (a bachelor’s degree is preferred) and possess relevant housing‑industry experience, with certifications such as Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM favored). The role requires basic computer proficiency, knowledge of Fair Housing and OSHA requirements, the physical ability to perform routine inspections and lift up to 25 lb, and reliable transportation for on‑call emergencies. • Hold or pursue Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) certification. • Possess reliable transportation for on‑call emergency duties.
