About the Role
The Maintenance Supervisor oversees all maintenance operations for a community, working with the Community Manager to handle service requests, preventative maintenance, staff and vendor coordination, safety compliance, and resident satisfaction. The role requires daily onsite presence, inventory control, record‑keeping, and participation in emergency on‑call duties. The position includes supervising and training maintenance staff, evaluating performance, and fostering a supportive work environment. It also involves delivering high‑quality customer service, ensuring consistent resident interactions, and upholding community policies. • Coordinate, schedule, and respond to resident and management work orders daily. • Perform inspections of grounds, buildings, and common areas to identify and correct hazards. • Manage maintenance supplies inventory and adhere to budget guidelines. • Implement and oversee a preventative maintenance program to extend property life. • Maintain a safe, organized maintenance shop following OSHA and hazard communication standards. • Keep accurate records of service requests, EPA/OSHA compliance, preventative maintenance, and work progress. • Provide on‑call emergency support and participate in unit inspections. • Supervise, train, and schedule maintenance staff; monitor daily work progress. • Conduct performance evaluations and deliver ongoing coaching and training. • Promote a positive work environment through effective leadership. • Ensure prompt, high‑quality customer service and consistent resident communications. • Enforce community policies and project a favorable community image. • Maintain reliable transportation for emergency response.

What You Bring
Candidates must have a high school diploma or equivalent, EPA and CPO certifications (HVAC desired), basic computer skills, and knowledge of Fair Housing and OSHA regulations. Physical demands include lifting 100‑lb objects, working in confined spaces, and being on‑call for weekends and nights; reliable transportation is required. • Possess EPA and CPO certifications; HVAC knowledge is a plus. • Understand Fair Housing Laws and OSHA requirements; basic computer proficiency required. • Meet physical demands such as lifting 100+ lb, working in confined spaces, and handling overtime/on‑call shifts.

Benefits
