About the Role

The Maintenance Supervisor oversees all maintenance operations for a community, handling service requests, preventative maintenance, and compliance with safety standards. Working closely with the Community Manager, the supervisor directs staff and vendors, inspects properties for hazards, and maintains accurate service records. The role also involves supervising and training maintenance personnel, ensuring exceptional customer service, and participating in on‑call emergency response. Budget management of supplies and adherence to OSHA and EPA regulations are integral parts of the position. • Coordinate and respond to resident and management service requests and work orders. • Inspect grounds, buildings, and common areas daily to identify and correct hazards. • Manage maintenance supplies inventory while adhering to budget guidelines. • Maintain a preventative maintenance program and an OSHA‑compliant, well‑stocked maintenance shop. • Keep accurate records of service requests, EPA/OSHA compliance, and work‑in‑progress. • Supervise, train, and schedule maintenance staff; provide daily progress checks and coaching. • Ensure high‑quality customer service and timely resolution of resident concerns. • Participate in on‑call emergency response and unit inspections as needed.

What You Bring

• Require a High School Diploma or equivalent; EPA & CPO certification required, HVAC preferred. • Must understand Fair Housing Laws, OSHA requirements, and basic computer software. • Physical ability to lift/move objects 100+ lbs, work in confined spaces, operate tools and vehicles, and be available for overtime, weekends, and night on‑call emergencies. • Reliable transportation required for emergency on‑call duties.
