About the Role

The Assistant Community Manager supports the Community Manager by overseeing daily operations, financial functions, and risk management; in the manager’s absence, they supervise personnel, leasing, maintenance, and administration to ensure compliance with policies, safety, and fair‑housing guidelines. • Post payments, reconcile receivables, and manage end‑of‑month closing. • Monitor bad debt, issue notices, contact residents/guarantors, and process evictions. • Ensure property meets budgeted revenue, expenses, and NOI targets. • Walk units, post move‑out charges, and process security‑deposit refunds. • Screen, hire, train, coach, and develop onsite staff while enforcing company policies. • Conduct ongoing staff training and performance counseling. • Implement effective leasing techniques, maintain accurate lease documentation, and meet follow‑up deadlines. • Execute marketing strategies per the annual plan to drive occupancy. • Address resident complaints and develop retention programs such as events and newsletters. • Show, lease, and move in prospective residents efficiently. • Oversee customer service, track maintenance request turnaround, and ensure timely property repairs. • Perform regular property inspections and manage vendor bids to control expenses. • Utilize onsite software and maintain compliance with Fair Housing and OSHA regulations. • Meet physical demands of standing, lifting up to 25 lb, climbing ladders, and working varied conditions and hours.
