About the Role

The Community Manager oversees all operations of a housing community under the Regional Manager, handling personnel, leasing, maintenance, finance, administration and risk management. As the on‑site leader, the manager ensures compliance with Asset policies, safety, fair‑housing guidelines and liability concerns. • Recruit, hire, train, coach, and develop on‑site staff; maintain daily attendance and staff schedules. • Address performance issues, document actions, and coordinate with HR for terminations as needed. • Lead the team to ensure compliance with company policies, safety and fair‑housing standards. • Maximize net operating income through cost control, revenue growth, and leasing strategies; develop annual budgets and forecasts. • Oversee rent collection, deposit reconciliation, and timely processing of vendor invoices. • Create and execute annual marketing plans; ensure effective leasing processes and accurate documentation. • Resolve resident complaints, implement retention programs, and coordinate move‑ins and showings. • Manage administrative and leasing reporting; act as emergency response leader for property incidents. • Supervise maintenance operations, conduct regular property inspections, and ensure timely repairs and quality work. • Maintain property appearance, manage vendor relationships, and control equipment and supply expenditures. • Must stand, sit, and move for extended periods; lift and carry objects up to 25 lb.; climb ladders and operate equipment.

What You Bring

• High school diploma required; bachelor’s degree or four years housing experience preferred. • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. • Proficient with on‑site software and basic computer skills; knowledge of Fair Housing Laws and OSHA. • Ability to work overtime, weekends, and on‑call emergencies; reliable transportation required. • Able to work in various environments, including extreme temperatures, outdoor conditions, and confined spaces.
