About the Role
The Assistant Community Manager reports to the Community Manager and oversees daily operations, financial functions, leasing, maintenance, and staff in the absence of the manager. The role is responsible for rent collection, cash‑flow optimization, compliance with company policies, safety and fair‑housing guidelines, and overall property performance. • Accurately post all resident payments and reconcile daily accounts receivable. • Conduct end‑of‑month closing procedures and generate financial reports. • Monitor delinquent accounts, issue late notices, and coordinate eviction processes. • Track and post utility bill‑backs and move‑out charges, including security‑deposit refunds. • Hire, train, coach, and evaluate on‑site staff to maintain high performance. • Enforce company policies, safety standards, and Fair Housing compliance. • Execute leasing strategies, show properties, process lease documents, and achieve occupancy goals. • Implement marketing plans and resident retention activities such as events and newsletters. • Respond to resident complaints and requests to ensure satisfaction. • Oversee maintenance request turnaround, conduct property inspections, and manage vendor bids. • Maintain organized resident files and perform regular audits for accuracy. • Meet budgeted revenue and expense targets to maximize net operating income.

What You Bring
Candidates must have at least a high school diploma (a bachelor’s degree is preferred) and two years of relevant housing‑industry experience or an equivalent mix of education and training. Basic computer proficiency, knowledge of Fair Housing laws and OSHA requirements are required. The position involves prolonged standing or sitting, frequent movement throughout the property, occasional ladder use, and the ability to lift or move objects up to 25 lb. Flexibility to work overtime, weekends, nights, and in various weather conditions is also needed.
