About the Role
The Assistant Community Manager reports to the Community Manager and is responsible for daily operations, financial functions, rent delinquency collection, and overall property performance, stepping in to manage personnel, leasing, maintenance, administration, and risk when needed. • Post and reconcile all resident payments and account receivables each day. • Monitor bad debt, issue late notices, contact residents/guarantors, and coordinate evictions. • Execute month‑end closing procedures and prepare financial reports. • Perform move‑out walkthroughs, assess charges, and process security‑deposit refunds. • Recruit, train, coach, and evaluate on‑site staff while ensuring policy compliance. • Implement leasing strategies, market vacancies, show units, and process lease documentation. • Address resident complaints and create retention programs such as events and newsletters. • Oversee maintenance requests, conduct regular property inspections, and manage vendor relationships. • Maintain compliance with Fair Housing, OSHA, and company risk‑management standards.

What You Bring
Ideal candidates have at least one year of experience with affordable‑housing programs such as LIHTC or HUD, a high‑school diploma (bachelor’s preferred), basic computer proficiency, and knowledge of Fair Housing and OSHA regulations.
