About the Role

The role provides leadership and management for assigned construction projects, ensuring safe, profitable, and timely execution. Step I projects are up to $20 million with 3‑5 years of experience, while Step II projects range from $20‑50 million and require 5‑10 years of experience. Responsibilities span preconstruction, construction, and post‑construction phases. The position oversees the entire project lifecycle, from estimating and bidding to field execution and close‑out. It includes developing comprehensive project management plans, coordinating resources with superintendents, managing schedules, budgets, and payments, and maintaining customer satisfaction and safety standards. • Lead orderly transition of projects from estimating to field, conducting review meetings on contracts, schedules, budgets, and subcontracts. • Complete close‑out requirements, punch lists, and manage warranty callbacks to maintain client relationships. • Coordinate with the Project Superintendent on methods and monitor manpower, equipment, and material resources. • Establish project charter and comprehensive PMP covering scope, procurement, environmental, time, financial, quality, safety, and risk management. • Ensure overall project success—including profitability, safety, schedule, quality, and customer satisfaction—and make personnel decisions impacting the project. • Manage all billings, submit payment applications promptly, and oversee subcontractor prompt‑pay compliance. • Develop and maintain CPM schedules, coordinate with superintendent and engineer, and apply Lean principles to scheduling. • Participate in estimate preparation and review, focusing on cost control, constructability, equipment, materials, manpower, and insurance. • Engage in business development activities such as client contacts, proposals, presentations, and negotiations. • Identify, quantify, mitigate, and resolve potential claims in a timely manner. • Prepare monthly progress reports with accurate cost projections. • Execute purchase order agreements and subcontracts, ensuring proper insurance, bonds, and lien waivers. • Administer prime contract terms, budgeting, and cost control to keep projects within approved budgets. • Review, negotiate, and execute change orders, supplements, and budget adjustments.

What You Bring

Candidates must have experience in preconstruction and construction project management, a four‑year construction‑related degree or equivalent training, proficiency with the Microsoft Office Suite, and thorough knowledge of contract documents, materials, equipment utilization, scheduling, productivity analysis, and cash‑flow procedures. Physical requirements include the ability to wear personal protective equipment, lift, push, or pull objects, climb stairs or ladders, and perform frequent stooping, kneeling, or bending. The role is classified as safety‑sensitive, reflecting tasks that could affect the safety and health of employees and others. • Experience in preconstruction and managing construction projects. • Four‑year construction‑related degree or equivalent technical training and experience. • Proficient use of Microsoft Office Suite programs. • Thorough knowledge of contract documents, materials, equipment utilization, scheduling systems, productivity analysis, construction operations, and cash‑flow procedures.
